Worth saying at the outset: this is useful to understand, and on a full-service project it is not something you should be managing. Holding the order across every trade is the job you are hiring somebody to do.
The two rules
You can reconstruct the whole sequence from these without memorising a list.
Hardest to change first. Anything buried in a wall, under a floor or holding the building up needs to be right before it is covered. Retrofitting later means undoing finished work, which is where budgets go.
Dirty before clean. Demolition, masonry, plastering and sanding produce dust that settles on everything. Any finished surface installed before those trades have left will need protecting, cleaning or replacing.
Almost every deviation people make from the standard order violates one of these two, and the cost of the deviation is usually visible within days.

Design everything before building anything
This is the step that gets compressed, and compressing it is the root cause of most of what goes wrong later.
You cannot sequence work properly if the decisions have not been made, because trades depend on each other’s choices. The electrician needs to know where the island is before wiring for pendants. The plasterer needs to know whether there will be a recessed niche. The joiner needs the appliance specifications. If those answers do not exist, the trades either wait or guess.
The order of the design work itself matters too. Space planning comes first, because layout decides whether a room works before anything is selected, and scale is the failure we see most often. Then the budget conversation, early, before selections, so everyone is working to the same expectations. Then how the household actually lives, since children, pets and allergies change what gets specified and there is no point designing around an imagined family.
A scheme resolved on paper is what allows the build to run in a sensible order. A scheme being resolved during the build is what produces change orders.
The sequence, and why each step sits where it does
The reasoning matters more than the list, because real projects always deviate somewhere.

Older houses rarely allow a clean run through this. The order still holds; the phases just overlap more than anyone would like.
Lighting is where projects most often go wrong
If there is one thing to take from this, it is that lighting gets decided too late in a large majority of renovations.
Lighting is part of first fix. The cables have to be run before the walls are closed, which means every decision about where light comes from has to be made months before anyone sees the finished room. Positions of downlights, whether there are wall lights, where the pendants hang, which circuits are separate, what dims and what does not, whether there is any lighting inside joinery.
What happens instead is that people focus on visible things, tile, worktops, cabinet colour, because those are the choices that feel like design. Lighting gets settled by default, usually as a grid of downlights, and by the time anyone notices, the plaster is on.
The result is a well-finished room that feels flat, because it has one layer of light coming straight down. Adding a table lamp later helps a little. It does not recover what a properly designed scheme would have given you.
Settle lighting at the same time as layout. It is the least glamorous decision in a renovation and one of the two or three that most determines how the finished rooms feel.

Which rooms to do first
When a whole house is being renovated in phases, the room order is a separate question from the trade order.
Order by disruption rather than by enthusiasm. Kitchens and bathrooms come first, because they are the rooms you cannot live without and the ones whose absence makes a house genuinely difficult to occupy. Doing them first means the hardest period of the project happens at the start rather than hanging over it.
Bedrooms and living rooms can follow, since a household can function while they are unfinished. Rooms that are purely additional, a study, a playroom, a spare room, come last and are the natural place to absorb any overrun.
The exception is anything sharing services with a priority room. If the bathroom above the kitchen needs work, that work happens while the kitchen ceiling is open, whatever the phasing plan says.
Why phasing by room fails in older houses
A specific trap, and the reason plenty of well-intentioned phased plans fall apart.
Phasing assumes rooms are independent. In an older house they are not. Plumbing runs between floors, wiring runs through joists, heating pipes cross the building, and none of it follows the room boundaries you are working to. Opening one room routinely reveals services belonging to another.
Older buildings also produce surprises, which is part of the pleasure of working on them. What is behind the plaster is rarely what anyone predicted, and the hard part is usually the interesting part. But it does mean a phase boundary drawn on a plan is a hopeful line rather than a real one.
Where phasing is genuinely necessary, phase by service run rather than by room: do everything that touches the heating, or everything on one stack, in a single go. It is less satisfying and it works considerably better.

The handover nobody owns
The most common failure at the end of a renovation is not a trade problem at all.
Construction finishes. The house is clean, plastered, painted and floored, and then it sits. Nothing has been ordered because furnishing was treated as a separate exercise to begin later, and lead times on upholstery, joinery and rugs run to months. Families live in a finished shell for a long time.
The furnishing work should be running in parallel with the build, not after it. Selections made early, orders placed while the trades are on site, deliveries scheduled to arrive once the floors are protected. Done properly the house is finished completely in one install, down to the books on the shelf and the art on the walls.
A room is not finished until it is styled. Accessories are what give a room the feeling of being complete, and they are frequently what makes a newly renovated house stop feeling like a building site that has been tidied.
What to decide before demolition
A short list of decisions that are difficult or costly to revisit once work starts, all of which people routinely leave open.
The layout, obviously, including door swings and where furniture will go, because those determine socket and switch positions. Every plumbing position, since moving them later is the most expensive change available. The complete lighting scheme. Appliance selections, because cabinetry is built around actual dimensions. Any recessed or built-in element, which needs framing before plaster. Floor build-up and finished floor levels, particularly where materials change at a threshold. And underfloor heating, which cannot be added afterwards.
None of these are decisions anyone enjoys making months in advance. All of them are far easier to make then than later.

Chicago houses specifically
Local building stock changes how much of this sequence is under your control.
Greystones, two-flats and vintage walk-ups are full of things nobody predicted: load-bearing masonry where a plan showed a partition, mechanical services threaded through in undocumented ways, floors that are not level, and original millwork worth preserving that slows every trade around it. These projects need slack in the programme rather than optimism, and they reward experienced construction leadership. They also produce the most interesting results, because the constraints force decisions nobody would have reached on a blank plan.
Newer suburban houses in Naperville, Oak Brook and Hinsdale usually allow a much cleaner run through the sequence, with fewer structural unknowns. The risk shifts to the design end: large rooms, simple shells and a great deal of freedom, where the projects that disappoint are the ones where the building went smoothly and the rooms were never properly planned.
